Houses on Individual Lots

These are house developments for 2-acre sites. Each house is solar oriented and has a sizable back yard.

The goosehead and hammerhead cul-de-sac developments have common areas, which might be required by the zoning ordinance. The bulbhead cul-de-sac development has no common and uses the space for additional houses.

Bulbhead cul-de-sac, ten units

North or south entry

Narrow sites with a north or south entry cannot be efficiently solar oriented because too much space is required for setbacks. For sites that receive little sun, solar orientation is unimportant and the site plans with east or west entry can be used for north or south entry.

The plans shown have no private driveways from the abutting street. If the zoning ordinance allows such driveways, houses with front-entry attached garages can be used on the front lots.

A hammerhead cul-de-sac works better than a goosehead or bulbhead cul-de-sac because it can be stretched to conform to the site.
