Site Plans of Developments


These are developments with eight to twenty units. Each unit is solar oriented and has direct access to a back yard or a common area.

The house developments have nothing but detached houses. The duplex developments have duplexes, or duplexes and houses. The house and duplex developments have each unit on an individual lot with parking on each lot, and ownership is by lot or land unit.

The one-story apartment complexes have duplexes and triplexes. The two-story apartment complexes have rowhouse (townhouse) buildings. The apartment complexes can be owned in their entirety, by building, or by condominium unit or co-op unit as individual apartments.

The developments are on two-acre sites (264 feet by 330 feet), except that the two-story apartment complexes are on 1.5 acre sites (220 feet by 297 feet). The sites have two orientations for vehicle entry -- from the north or south, or from the east or west. North and east entries are shown -- flip or rotate a plan for a south or west entry:

Accessibility requirements

These developments are intended to provide affordable housing, not accessible housing, so advantage has been taken of accessibility exemptions.

All developments are subject to accessibility requirements of the Americans with Disabilities Act, and all buildings are subject to accessibility requirements of the Fair Housing Act. Currently, the Justice Department does not require accessibility for a development with no more than twenty dwelling units and HUD does not require accessibility for a building with no more than three units, or for buildings with more than three units if all units have interior stairs.

Vehicle pavement type and orientation

Vehicle pavement type and orientation largely determine building arrangements, but there is some flexibility. Pavement lengths can be adjusted to conform to the site and the number of units can be adjusted to comply with the zoning ordinance.

The house and duplex developments use four types of vehicle pavement -- common driveway, goosehead cul-de-sac, hammerhead cul-de-sac, and bulbhead cul-de-sac. A common driveway can service no more than four units.

The apartment complexes use three types of vehicle pavement -- Tee parking lot, modified Tee parking lot, and U-turn parking lot. The Tee parking lot is quite flexible, as illustrated by the figures below:

Tee parking lots

Figure 1 shows the basic Tee parking lot. Figure 2 shows how one leg can be extended to provide access from two streets. Figure 3 shows how adding another leg to form a cross can provide additional parking. Figure 4 shows how eliminating a row of parking can make more area available for buildings.

These dimensions apply for most communities. Where two numbers are shown, the larger number is much preferred:

  • Inside turn radii at the abutting street are 15 feet.
  • Outside turn radii within the vehicle pavement are at least 48 feet.
  • A common driveway is 20 feet wide.
  • A cul-de-sac is 42 feet wide, and the inside turn radii are 28 feet.
  • The radius of a bulb is 50 feet.
  • A Tee parking lot has parking area widths of 60 or 66 feet. The top of the Tee is at least 140 feet wide.
  • A U-turn parking lot is 120 or 132 feet wide.
